The local housing market saw a 7.5% increase in the median home sale price to $317,250, with sellers receiving an average of 99% of the original list price, according to a Sioux Falls Business report. Additionally, the market experienced a 14.4% decrease in housing supply, ending February with a 3.7-month inventory, further underscoring the seller's market conditions.

The median listing price in Sioux Falls hit a new record high just dollars short of $400,000 last July and has remained elevated over the winter, positioning the spring of 2025 to continue the favorable conditions home sellers have experienced over the past three years.

Best Season to Sell

The spring and summer months are consistently the best times to sell due to the warming spring and hot summer weather, which brings more people outside, and the conclusion of the school year, which frees families up to make life changes like a move to a new home.

Best Month to Sell

Depending on the year, April, May, June and July have all claimed Sioux Falls’ title for fewest median days on the housing market. The top five have seen the median home sale in 29.5 days in May 2019, 34 days in July 2022, 36.5 days in May 2024, 37 days in July 2018, and 37.5 days in April 2021. If you’re looking for a quick sale, aim to list during the spring months or early summer.

 

The worst month to sell a house is typically January or December. Sioux Falls homes are returning to their pre-COVID norms and consistently take about 67 days to sell. Due to South Dakota’s freezing temperatures, there are just fewer buyers interested in real estate during the winter months. It’s best to wait until about late April when spring is arriving in earnest.

Best Day to Sell

Thursday is often cited as the best day to list a house on the local market, primarily because many people have the most free time on the weekend. Listing your house on a Thursday puts it out in marketing materials and creates a little excitement just as house hunting ramps up for the weekend, and it gets in front of every real estate agent, so it’s top of mind when they’re showing houses to a potential buyer.
