While we at Tyler Goff Group have spent a lot of time talking to our clients, friends, and the community at large about how now is the time to sell your home (and it is), we also wanted to take time to talk about buying a home. 


We are in an interesting in between space where a seller can still make a killing in this market, but the buyer does not necessarily have to get the short end of that deal. 


The market is ripe for both buyers and sellers, and as spring is in full bloom and more people are willing to get out and start looking for their next homes, I wanted to take a moment to provide some tips for buying a home in the spring of 2023 and the rest of the year. 


Tips for Buying a Home in 2023

Improve Your Credit Score

First and foremost, improve your credit score. As interest rates rise, a higher credit score can make the difference of hundreds of dollars in mortgage payments each month. 


You can improve your credit score dramatically in just a year, so if you score is lower than 680, consider waiting. Even consider hiring an expert to help you get those numbers up. 


Be Patient

Which brings me to my next point: be patient. 


You do not want to take out a loan for hundreds of thousands of dollars on an emotional decision. 


Do what you can to not rush, to bide your time, to visit various homes, to stack more cash in your savings for your down payment or closing costs, and to ensure you get the home of your dreams. 


Trust us, it’s out there waiting for you, too. 


Shop for the Best Loan

A little known fact among home buyers is that loan terms can vary widely and wildly from lender to lender. 


Shop around!


Find a lender willing to work with you, with your credit score, and who will get you the best deal - mortgage payment that you can commit to. 


The best lender will give you several different loan options and explain why this or that loan works best for your situation. 


Opt for Less Space

Consider getting into a smaller home than you originally planned. 


This does not have to be your forever home. 


If you choose a house with less space, even one with more land, you may be able to fit your budget better and you can either add on down the road, or upgrade. 


Do what works for you, now. 


Get an Agent You Trust, and then Trust Your Agent!

Finally, and I cannot stress this point enough, choose your agent carefully, hire an agent you trust, and then trust your agent.
